Preconstruction Phase
Preconstruction is one of the most critical phases of our involvement. Hiring us before, or at the
same time as, the architect enables us to understand the design intent and to provide timber framer
input as it relates to joinery design, engineering, budgeting, and project scheduling. Some of the
benefits of hiring Gallatin Timberwrights during the preconstruction phase include:
- Complete understanding of architect's design intent in reference to timber/log framing
- Identify and solve possible design/engineering problems that will cause delays in the
construction schedule. Value engineering if necessary at this point.
- Accurate preliminary budgeting & cost estimation
- Timber choices are made and those requiring long lead times are ordered.
Design Phase
Design Phase is where all of the details come together and a final arbitrary scheduled is
produced in association with the general contractor.
- Shop drawings are produced and the timber engineering is completed.
- Budget is finalized and AIA G703 billing documents are submitted
- Timbers/logs are ordered from suppliers
- Accurate schedule is produced in cooperation with the general contractor.
Construction Phase:
- Field measurements are made if necessary
- Timbers are delivered and joinery of members begins
- Progress photos are taken and available online
- Assemblies are delivered, installed, and fine tuned
- Consultation with framers if necessary
- Delivery of ancillary products such as T&G or Decking
- Any client changes are addressed at this point
Completion Phase:
- Final Billing and Finished Photos are taken
